OVERVIEW

We were appointed as the main contractor for the renovation, extension, and internal transformation of a traditional farmhouse in Bretton, West Yorkshire. Working alongside ADP, Holmfirth and LEDA (specialist M&E consultants), the project was guided by Passive House principles, focusing on thermal efficiency, airtightness, and a future proofed approach to low-energy living—all while delivering a high-impact, design-led interior.

OBJECTIVES

  • Renovate and extend the existing farmhouse while preserving its rural character
  • Deliver an energy-efficient building envelope using Passive House principles
  • Integrate modern systems and insulation methods with traditional materials
  • Manufacture and install all specialist joinery and interior finishes
  • Create a striking, contemporary interior with long-term durability and warmth

SCOPE OF WORKS

Construction & Passive Design

  • Renovation and sympathetic extension of the existing farmhouse
  • Thermal upgrade of the building envelope using high-performance insulation
  • Focused airtightness and energy performance improvements
  • Close collaboration with LEDA to integrate mechanical ventilation with heat recovery (MVHR) and efficient heating systems
  • Careful material selection to balance sustainability, insulation values, and aesthetic goals

Interior Architecture & Joinery

  • Full interior fit-out designed to complement the home’s renewed energy efficiency
  • Manufacture and installation of all specialist joinery, including:
  • Custom staircases, doors, cabinetry, and feature storage
  • Handcrafted kitchen and utility areas
  • Bespoke wardrobes, shelving, and integrated furniture solutions
  • Use of natural materials and tactile finishes to provide warmth and texture

Finishes & Detailing

  • High-quality interior finishes throughout, pairing minimal detailing with robust craftsmanship
  • Bespoke lighting integrations, working in tandem with LEDA’s M&E strategy
  • Colour and material palettes designed in line with ADP’s architectural vision

CHALLENGES

Delivering Passive House-level performance within the context of a traditional farmhouse required intensive collaboration between trades and consultants. Working around existing building constraints, while ensuring airtightness and thermal bridging targets were met, demanded precision across every construction phase. The integration of modern M&E systems within bespoke joinery also required meticulous coordination.

OUTCOME

The completed home is a powerful example of how sustainable principles and design-led interiors can work in harmony. It combines optimum energy performance with beautifully crafted, bespoke interiors that elevate everyday living. The renovation not only respects the character of the original building but transforms it into a future-ready home with exceptional functionality and comfort.
